We worked with the Wells River Action Program (WRAP) dedicated to the revitalization of the historic Village of Wells River. The Ottati Block is one of five historic buildings we renovated with WRAP. Actually two connected buildings, this project is located on a highly visible corner lot in the village center and is key for the revitalization of the town. The building was in poor condition, had been poorly maintained, and was a mishmash of conflicting elements from uncoordinated renovations. We worked with WRAP, the Vermont Division of Historic Preservation, and funding agencies including Housing Vermont and the Vermont Housing Conservation Board to renovate this building into ten units of affordable housing and three Main Street retail spaces.
Our solution was to maintain and preserve the existing
historic elements of the building where possible and incorporate new work
that respects the original character of the building and the wider
village. Asbestos shingle
siding, as well as other incompatible and poorly-applied later finishes, were
removed. New, energy-efficient
storefront glazing replaced existing dilapidated aluminum frames. Signage was coordinated to be in scale with
the building, and compatible with other village signage. Trees, lawn and planters were added. Interior renovations addressed safety,
maintenance and energy issues. This
